Meadows at Heron Creek
Phase II Roof Replacement. Multi-Family Community.
Property Details
Park at Valenza is a large multifamily apartment community in Temple Terrace, Florida. ECC was brought in to complete a comprehensive exterior renovation across all 78 buildings, combining structural balcony reconstruction with a full property repaint. Over the course of the project, the community received a complete facelift that improved both its structural performance and its curb appeal.
With 776 units across 78 buildings, the sheer scale of the property required careful planning and sequencing. Many balconies had deteriorated to the point of needing full demolition and rebuild, while others could be saved with targeted structural repairs. All balcony work had to meet engineer specifications and pass inspection by the City of Temple Terrace. At the same time, the full property repaint needed to run alongside active construction without slowing progress on either front.
ECC approached the project as a coordinated structural and cosmetic renovation, with each scope building on the last.
Balcony Reconstruction. Balconies that could not be repaired were fully demolished and rebuilt. Where existing balconies were structurally sound enough to save, crews installed and secured new support beams to restore their strength. All balconies were waterproofed according to engineer specifications to protect against Florida’s heavy rain and humidity.
Railings and Safety Certification. Existing balcony railings were removed and replaced. Every new railing was certified through weight pull testing to confirm it met safety requirements.
Stucco, Soffits, and Gutters. New balconies were finished with stucco, and stucco repairs were completed throughout the property for a uniform appearance. Crews also installed new soffits and replaced gutters to improve drainage and protect the building envelope.
Roof Replacement. ECC completed a full tear-off and re-roof across Phase 1 and Phase 2 of the community, removing the existing roofing entirely and installing new roof systems to protect the buildings from Florida’s heavy rain and storms.
Full Property Repaint. The repaint was scheduled to run alongside the construction work, allowing ECC to reseal all areas needing waterproofing as part of the coating process. The result is a fresh, consistent finish across all 78 buildings.
ECC worked closely with property management throughout the project to keep work moving efficiently across the community. The team also partnered with the Temple Terrace building inspection team to secure approvals at each stage, ensuring every completed scope met local code requirements.
After more than a year of work, Park at Valenza has been transformed. Rebuilt and reinforced balconies, certified railings, new roofs, upgraded waterproofing, and a complete exterior repaint give the community a stronger, safer structure and a refreshed look that will hold up to Florida’s climate for years to come.
