Park Pacific Tower

Park Pacific Tower is a high-rise senior living community located in the heart of Long Beach. The property required multiple exterior improvements to extend the life of the building envelope while maintaining a safe and comfortable environment for residents. ECC was selected to perform several major scopes of work simultaneously while the building remained fully occupied.

The Challenge

The project required extensive exterior upgrades on a fully occupied senior residential tower, which created several logistical challenges:

  • Residents remained in their units throughout construction
  • Work needed to be completed safely with minimal disruption to a senior population
  • Access to the building envelope required the use of swing stages
  • Construction schedules had to be coordinated with another contractor replacing the building’s main electrical gear, which supplied power to the entire property

Managing safety, communication, and coordination between trades was critical to ensuring the project stayed on schedule and residents remained comfortable throughout construction.

The Solution

ECC implemented a phased construction approach that allowed multiple scopes of work to be completed efficiently while maintaining resident safety and building operations. The project included three primary scopes:

Sliding Glass Door Replacement

Existing sliding glass doors were removed and replaced with new systems designed to improve performance and durability. As part of the installation, ECC added sill pans to enhance water management and protect the building envelope.

Balcony Waterproofing

Balconies throughout the property were waterproofed to prevent water intrusion and extend the life of the exterior structure.

Exterior Painting

Following the restoration work, ECC began repainting the exterior of the building to provide a refreshed appearance and long-term protection from coastal weather conditions.

All work was performed using swing stages to safely access the building’s façade.

Coordination and Execution

Because the building remained occupied, ECC maintained close communication with property management and residents throughout the project. The project successfully improved the performance and appearance of the building while minimizing disruption to residents.
