Merrill Gardens Renton Centre

This project presented a unique combination of structural repairs, access limitations, and external coordination requirements:

• Residents remained in place throughout the duration of construction
• Significant siding and trim deterioration required large-scale removal and replacement
• Work areas were located near active power lines, requiring strict safety controls
• Access varied across the building, requiring a combination of lifts and ladders
• Construction overlapped with a city-led utility upgrade and street repaving project
• Street use permits and coordination with municipal teams were required to maintain progress

Balancing on-site safety, resident comfort, and coordination with city infrastructure work was essential to keeping the project on track.

ECC approached the project with a focus on sequencing, safety, and material performance, completing three primary scopes of work:

Siding and Trim Replacement

Over 5,000 linear feet of deteriorated siding and trim were removed and replaced to restore the integrity of the building envelope and prevent further damage.

Timber Trellis Repair and Replacement

Heavy timber accent trellises were repaired and replaced where needed, preserving the architectural character of the property while ensuring structural stability.

Exterior Painting and Railing Refinishing

The building received a full exterior repaint to unify the updated façade and protect against the elements. Existing factory-finished balcony railings were prepped with sanding and primer to ensure proper adhesion before applying a new finish coat.

Coordination and Execution

Given the overlap with city construction activities, ECC maintained ongoing communication with local agencies to align schedules and secure necessary permits.

On-site, crews carefully managed access equipment placement and maintained safe distances from nearby power lines. Work areas were phased to minimize disruption to residents while allowing steady progress across multiple elevations of the building.

The project successfully restored and enhanced the exterior of Merrill Gardens Renton Centre while maintaining a safe and comfortable environment for residents throughout construction.

By combining structural repairs, detailed preparation, and coordinated execution with city partners, ECC delivered a comprehensive exterior upgrade that improved both performance and appearance.
